I Felt Like I Was Not Making Any Progress…
“Recently I decided to join the Red Pill Coaching program. Prior to joining the coaching program I was hesitant to ask sellers very important questions from the Red Pill script, I felt like was not making any progress.”
But now with the coaching I get ideas for even more questions to ask Sellers and how to ask them. Karl role plays the question scenarios with me. He explains to me in detail why it’s important to ask such questions.
I feel better now I am talking to sellers who are willing to talk to me even though I am an investor. I got the courage to ask very important questions and I am seen progress. I just know things will be better for me if I keep asking great questions such as “what happens if it doesn’t sell? Or the one I used to hate asking is “ so about how much do you owe on this place”
I asked that question to one seller in her present the other day. She told me the amount she owed right out the bat, I was surprise that she just answered it like nothing.

What I Learned In A Short Time…
I wanted to take a second and heap some well deserved praise on Karl Krentzel and his coaching.
I only coached with Karl for a few months last summer and was a new investor with a couple deals to my name. I had just transitioned to working for myself full-time doing a variety of things, but my goal was to make real estate my number 1.
I had no idea how to setup my schedule, what should be a priority, what to say or what NOT to say.. I basically didn’t know what I didn’t know. I struggled with a lot of those things at the beginning, but Karl laid out step by step plans each week, and always catered to my speed (which was slow).
Turns out, script practice is huge. I spend about 30 minutes every morning working on them by myself or with others. I never had issues talking with people, but I had issues with what to say, and especially ‘what to say when they say’ scenarios. Thanks Karl.
Time blocking.. also huge. At first I couldn’t manage to put together consecutive hours of prospecting without other tasks popping up as they always do. Blocking out 2 hours a day no matter what happens made all the difference. Thanks Karl.
Lead follow-up. I read somewhere that leads that are followed up with more than 10 times account for more than 50% of sales closed. I didn’t have a good system for lead follow up and didn’t realize how important it was. Karl’s trick was simple.. Use 3×5 cards. I started that when leads started to come in, and now I always have follow up calls to make and have converted one into a deal after calling 9 times. Thanks Karl.
If you’ve considered coaching, I highly recommend Karl. Out of many resources I’ve uncovered over the last year or so, he shoots the straightest (and his pills are the reddest).

We Locked Up A Deal Where We Were NOT The Highest Offer!
“I learned today, on a deal we have locked up, that we were not the highest offer. An actual cash buyer offered more and the seller went with us. This happened because I knew what to say. I made good presentation, BUT didn’t leave with a contract.
Later that day I was able to confer with Karl and he helped me structure a followup conversation to get the deal locked up. He helped me determine pricing and use her personality type and situation to give her what she needed to feel comfortable and sign the contract!
I was able to frame the conversation after that coaching call and make it happen! This one is set to close with my end buyer this week.
